Choosing a Double Floor Plan

This quote is taken from a blog post on this company’s house plan image gallery, 3560 ft house designs. The blog entry was written by an independent contractor, Matt Gagnon. It describes the interior and exterior views from this home’s Point D community, which was recently redesigned by Ready Homes of Toronto.
The article describes how Ready Homes transformed this waterfront residence into two levels and completely changed the look of the home. Gagnon points out that most houses have single levels, which means there is only one level of living area. However, in this case, two levels were added to the single level of living space. This double deck layout included two levels of living spaces, each featuring an upstairs living area and an outdoor terrace area that faced the bay.
Ready Homes made major changes to the floor plan, choosing a unique double deck style that featured two levels and two stories. Their plan called for two towers to connect the upper and lower levels of the home. The second floor would have three stories, but was not detailed in the article.
The image shows the new gable style of architecture that is prominent in this building. The gable is seen as being much higher than the roof line, giving it a much larger appearance. Gable style plans are common among older homes.
One interesting thing about the image is that it shows a view that looks north towards Lake Ontario. Although a few homes do actually feature a view of Lake Ontario, they are very rare. A popular misconception is to believe that any home with a view of Lake Ontario is automatically a first floor home. This is simply not the case. If you look at the image closely, you will notice that the house is positioned so that the east and west elevations of the house fit exactly onto the same elevation level.
If the image is real, then the home would be on level ground with the street and the surrounding terrain. Although many builders will create a two-story illusion using a photograph, it is still difficult to create a floor plan that looks this good when the building is actually constructed. Architects need to carefully scale the images so that they look good once constructed.
The use of “thin” materials such as plywood and concrete in this image makes it even more difficult to obtain a floor plan that looks good. The problem with such thin materials is that they do not have the structural integrity that thicker woods and concrete provide. In addition, the angle of the image also makes it impossible to have two stories in one floor plan. A home should always consist of two levels and not more than that.
When architects create an image of a double floor plan, they must be careful to make sure that the house fits perfectly on its own image of the floor. This is very important, because if it doesn’t, then extra support will be needed. Also, extra support may be needed if the ground is uneven. One last consideration is that such a design will probably raise the cost of building. Architects will typically have to pay for extra steel reinforcement in case the ground is not level and/or if the image of the floor plan is off.
A mistake that many people make when they are designing a home is that they try to cram too much information into a small floor plan. Unfortunately, you can’t. Every square footage of your property should be considered in your design. This means that you need to make sure to leave enough room for your home to move around without bumping into obstacles. If you have plants and trees outside of the home, then those should also be included in the plan. Do not forget to leave room around your windows for doors and windows.
Many companies that offer virtual floor plans can give you an easy to read image so that you can get a better idea of how your house should look. They will take your elevation measurements and then adjust it to fit into the plan. After you have chosen your plan, you can then go back in and change anything else you’d like. You won’t be able to make any changes after you’ve chosen the plan. This is a big advantage over trying to figure out how your house is going to look before selecting a floor plan.
To find a great plan that will work for your needs, start with your own home. Take a trip down to your local Home Depot or Lowes to see what they have to offer. Most likely, they will have several options for you. Compare each one to your own, to see which one works best. Once you have decided on the plan you want, it will be easier for you to find something that works well within your budget.
